More affordable housing is coming in the form of single-family homes in southwest Fresno. Nonprofit Self-Help Enterprises will build 14 three- and four-bedroom homes. Mortgages could be reduced to $800 a month, through public and private programs, Fresno City Councilman Miguel Arias said.

On Tuesday, the city along with representatives from Self-Help Enterprises and the Southwest Fresno Development Corporation broke ground on an affordable housing project that will turn this parcel into more than a dozen three- and four-bedroom homes.

With assistance from Self-Help Enterprises — a non-profit for community development — families who make less than 80 percent of the area median income will have the opportunity of becoming homeowners.

The devastating flooding came as families were still working to recover financially from the COVID-19 pandemic. That’s why Self-Help Enterprises set up shop in the city on Monday morning.

“There’s a definite connection between Self-Help homeownership and the success of families that built their homes,” said Sergio Cuellar, who was raised in a Self-Help home and is now an Independent Consultant for nonprofit organizations. “For agriculture communities, it’s about building up. Many created opportunities for their kids that they probably wouldn’t have if they didn’t have the ability to own their own home.”

Like the project’s first phase, Palm Terrace II will feature one-, two-, and three-bedroom units. Monthly rents are determined by unit size and the family’s income. Monthly rents range from $363 to $860, ensuring that families, many of whom work in nearby fields or packing plants, have an affordable place to live.

“LandFlex will help incentivize responsible groundwater and land use sustainability practices by encouraging growers to mitigate the impacts of groundwater overdraft in vulnerable areas.
